What to expect when you hire J.A. Property Services for exterior cleaning—scope, access, payments, deposits, and service area.

Serving Chicago and surrounding suburbs, plus Northwest Indiana (Lake County through Gary—including Hammond, Schererville, and nearby communities; not east past Gary).

Overview

This Service Agreement explains what you can expect when you hire J.A. Property Services for exterior cleaning and related services. It works together with our Terms of Service, Cancellation & Deposit Policy, and Privacy Policy.

Service is offered in Chicago and surrounding suburbs, plus Northwest Indiana (Lake County through Gary). If you are unsure whether your address is in range, contact us before booking.

Scope of work

The scope of work is what we agree to perform for your project—specific surfaces, areas, equipment, or add-ons—after we review your request, photos (if provided), site conditions, and (when needed) an on-site visit.

If conditions on site differ materially from what was described (for example, different square footage, heavy buildup, blocked access, or safety concerns), we may need to adjust scope, timing, or pricing before starting work.

Customer responsibilities

You agree to provide accurate contact information and a correct service address.

Please disclose fragile areas, prior damage, loose materials, known leaks, pets, parking limits, HOA or landlord rules that affect exterior work, and anything that could affect safety or results.

Access to the service area

You are responsible for safe, reasonable access to the work area on the scheduled day—including gates unlocked, vehicles moved, and clear paths for hoses and equipment where applicable.

If we cannot access the agreed work area within a reasonable window, the visit may be treated as a late cancellation or no-show under our deposit policy.

Water access

Most services require a working outdoor water spigot with hose attachment access on site. If water is not available as described, we may not be able to complete the work as planned.

Surface condition disclaimer

Cleaning can improve appearance and remove many types of buildup, but results depend on surface type, age, prior damage, staining, and prior treatments.

We do not guarantee complete removal of every stain or perfect restoration of surfaces that are worn, damaged, or improperly sealed.

Weather delays

Exterior work depends on weather and safe working conditions. We may reschedule for rain, lightning, high winds, freezing conditions, or other hazards.

Weather-related rescheduling is not treated as a customer cancellation for purposes of our scheduling deposit policy.

Payment terms

Payment terms are described at booking and on your invoice or receipt when applicable. Final pricing is confirmed based on agreed scope and conditions.

Cash is not accepted. Accepted tenders include credit/debit card, Bitcoin, and business check for approved business/commercial customers only.

Appointment deposit

A scheduling deposit may be required to hold an appointment. Unless we tell you otherwise, the standard scheduling deposit is $25.

The deposit is applied toward your final service total when service is completed as agreed.

Cancellation and no-shows

Deposits are fully refundable when you cancel at least 24 hours before the scheduled appointment.

Late cancellations (less than 24 hours) or no-shows will result in forfeiture of the deposit, because time and scheduling are reserved for your job.

Commercial recurring maintenance

Commercial maintenance plans are designed for recurring exterior cleaning on an agreed schedule and scope (for example, storefront entries, sidewalks, and visible concrete areas).

Plan pricing, visit frequency, and included scope are confirmed in writing or through your booking flow. Changes to scope, access, or site conditions may require plan updates.

Missed visits due to customer-caused access issues may be billed or rescheduled according to what we agree at signup.

Limitations of service

We perform exterior cleaning and related services using methods appropriate for the surface and conditions described. We may decline work that is unsafe, outside our expertise, or outside our service area.

Services we do not offer

To avoid confusion, the following are examples of work we do not offer:

  • Roof cleaning
  • House siding washing
  • House washing
  • Tuckpointing

Trailers

Trailer interior and exterior washing may be offered when scope, access, and disposal requirements are appropriate. Ask for a quote if you are unsure what applies to your trailer.

Service area

J.A. Property Services serves Chicago and surrounding suburbs, plus Northwest Indiana through Gary (Lake County area—not east past Gary). Addresses outside this area are not accepted for service.
